Clearing a hoarded property is rarely straightforward, and it is almost never just about the belongings. We work calmly, privately and at whatever pace feels manageable.

What hoarding clearance involves

Hoarding clearance means working through a property room by room, deciding together what stays and what goes, and removing the rest properly. It is slower and more careful than a standard house clearance, because the sorting matters as much as the removal.

We do not turn up and start filling a skip. We look at what is there, agree a plan with you, and work through it in a way that keeps you in control of your own home.

How we approach it

  • A quiet initial conversation — on the phone or in person, whichever is easier
  • A free visit to see the property, with no expectation that you tidy first
  • An agreed plan: which rooms, in what order, and what must be kept
  • Sorting alongside you where you want to be involved, or independently where you do not
  • Keepsakes, documents, photographs, jewellery and paperwork set aside and returned
  • Removal and licensed disposal, with recycling and donation wherever possible
  • Deep clean and sanitising afterwards if you would like it

Things people worry about

“You will throw away something important.” Tell us what matters before we start and we will slow right down in those areas. We routinely find and hand back documents, cash, photographs and jewellery.

“The neighbours will see.” We can arrive discreetly, keep contents out of view, and load away from the front of the property where access allows.

“You will judge me.” We will not. This is the work we do, and every property we visit is somebody’s life rather than a mess to be commented on.

“It is too much to do all at once.” Then we do not do it all at once. Multiple visits over days or weeks is completely normal.

When another service may be needed

Occasionally a property involves conditions that need specialist input beyond clearance and cleaning — significant structural damage, pest infestation or biohazard contamination, for example. If we see something outside what we can safely handle, we will tell you plainly and point you towards the right kind of help rather than take the job on regardless.

Do I have to be there while you work?

Only if you want to be. Some people find it easier to sort alongside us; others prefer to hand over the keys. Both are fine.

Can you do it in stages?

Yes. Spreading a hoarding clearance over several visits is very common and often the kinder approach.

Will you clean afterwards?

We can. Cleaning and sanitising after clearance is available and is worth discussing at the quote stage.

Is everything confidential?

Yes. What we see inside a property is not discussed with neighbours, family members you have not authorised, or anyone else.
